If you accept paying guests, standard home insurance won’t cover you. You will need a specialist landlord policy with at least public liability, property and contents protection. Yes. Hotel insurance may include cover for larger operations, multiple staff, licensed premises or spa facilities. Guesthouse policies often reflect smaller-scale or owner-managed properties. Home insurance isn’t designed for commercial use. Bed and breakfast insurance covers business-specific risks such as guest injuries, loss of income and commercial liability.

You’ll need a premises licence to serve alcohol, and loss of licence cover can protect your revenue if it’s revoked. Public liability is also essential.

Listed properties may need specialist buildings cover to reflect higher rebuild costs and conservation rules. Always notify us if you are operating your hotel, B&B or guesthouse out of a listed building.
